Indonesia is predicted to experience a demographic bonus in 2045 and as many as 220 million people live in urban areas. With the increase in population, it has various implications for the face of the city. One of them is the need for residential land which is getting higher which makes the demand for residential settlements high. For this reason, the purpose of this paper is to explain the conditions of residential housing in urban areas that affect the environmental balance and how to control strategies. This writing uses a literature study approach and uses qualitative methods with secondary data sources. From the results of the writing, it is known that the increase in settlements occurs in urban areas which has a positive or negative impact. By taking a sample of the city of Sidoarjo, it shows that Sidoarjo is experiencing changes in land use. The land is used as a residential settlement where the demand for housing land is very high because of the strategic location of the Sidoarjo area which is adjacent to the second economic center on the island of Java, namely Surabaya.
